13 Hectares @ P400/sq.m. LOCATION: Palawan Busuanga Malcatop Island, Bgy. Concepcion, municipality of Busuanga in Busuanga Island, Palawan. Busuanga Island is located in Northern Palawan, the island nearest to Mindoro Island. It is about 6 hours by boat from San Jose, Mindoro Occidental. AREA Approximately 13 hectares ( 130, 000 sq. meters ) subdivided into 8 equal lots, all titled with no encumbrances and no occupants or squatters DESCRIPTION Property occupies one entire cove and about a third of an adjacent cove with over 1, 000 meters of white sand beach, and goes inland for about 100 meters. There are over.200 coconut trees as well as a few cashew and mango tree in the property. Planted about 50 of the new hybrid dwarf coconut trees on the area of the main cove. There is a small plateau that separates the two coves, and a small lagoon that gets filled up with sea water during high tides in the rainy season. A small well with potable fresh wateris found behind and near the lagoon area. On the main cove of the property from the low tide level as you walk towards the sea, the slope of the beach is so gradual that you can walk on white sand with some sea grass and isolated spots of coral for about 50 meters and the sea will only be about 3 feet deep. The white sand and sea grass continues for another 50 meters while the sea gradually deepens to about 6 feet and then you reach the coral reef that stretches for about 150 meters seaward before reaching the edge of the reef. From this spot, you can again walk on the corals and the sea will only be from waist to chest deep. From the edge of the reef, the sea depth abruptly drops to 30 feet and gradually slopes to about 70 feet.
